How Much Does a Roof Inspection Cost? What’s Checked and When You Need One

Short answer: a standalone roof inspection costs homeowners about $250 on average, with a typical range of $75 to $1,150, according to Angi. Steep roofs, slate, large homes, drone or infrared scans, and written certification reports cost more. Many roofing contractors, including us, inspect the roof as part of a free estimate when you’re considering a repair or replacement.

What affects the cost of a roof inspection?

  • Roof size and height. Bigger and taller homes take longer and need more equipment.
  • Steepness and access. Steep roofs need extra safety gear, and some can only be checked well by drone.
  • Roofing material. Slate and tile need someone who knows how to walk and assess them without breaking them.
  • Method. A drone or infrared moisture scan adds to the price.
  • Report type. A detailed written report or roof certification for a sale costs more than a quick visual check.

What does a roofer check during an inspection?

AreaWhat we look for
Shingles or roof surfaceMissing, lifted, curled or cracked shingles, granule loss, blisters on flat roofs
FlashingLoose or rusted metal at chimneys, walls, skylights and valleys
Pipe boots and ventsCracked rubber collars and damaged vent caps
Gutters and drip edgeClogs, sagging, and granules collecting in the gutters
Roof deckSoft or spongy spots that point to rot underneath
AtticWater stains, daylight, damp insulation, mold, and ventilation
Inside the homeCeiling and wall stains below the roof

The attic is the part many people skip, and often the most telling. Water stains on the underside of the roof deck can show a slow leak long before it reaches your ceiling.

When should you get a roof inspection?

  • Once a year, ideally in the fall before winter. Our guide to ice dams in New Jersey explains why fall matters.
  • After a big storm, especially high wind, hail or a fallen tree. If you plan to file a claim, read how insurance covers roof damage in NJ.
  • Before buying or selling a home.
  • When the roof is 15 to 20 years old, so you can plan a replacement instead of reacting to a leak. See how long a roof lasts in New Jersey.
  • Right away if you see ceiling stains, missing shingles, a sagging roofline or daylight in the attic.

Roof inspection vs. home inspection vs. insurance adjuster

WhoWorks forWhat they do
RooferYouChecks the roof in detail and recommends repairs or replacement, with a price
Home inspectorThe buyerLooks at the whole house, often viewing the roof from the ground or a ladder; may recommend a roofer follow up
Insurance adjusterThe insurance companyDecides what storm damage the policy covers and what the insurer will pay

How long does a roof inspection take?

For a typical single-family home, plan on roughly an hour, longer for large or complicated roofs or when the attic needs a close look. Clear a path to the attic hatch before the visit.

What can I check myself?

Stay off the roof. From the ground, use binoculars to look for missing or lifted shingles, bent flashing and sagging gutters. Then check the attic with a flashlight on a dry day for stains, damp insulation or light coming through. If you see anything, have a roofer take a closer look. Frequently asked questions

Are roof inspections free?

Many roofing contractors inspect the roof for free as part of an estimate for repair or replacement work. A detailed written report or certification for a home sale is usually a paid service.

Can a roof be inspected in winter?

Yes, as long as the roof is safe to access. Snow or ice can hide damage, so the attic check and a drone or ground view become more important.

How often should a flat roof be inspected?

Twice a year, in spring and fall, plus after big storms. See our flat roof repair and replacement guide.
