A good rule of thumb is twice a year, once in the spring and once in the fall, plus an inspection after any major storm. That schedule fits New Jersey weather almost perfectly, because our hardest seasons bracket those two checkpoints.
Spring inspection: this is your post-winter review. Nor’easters, ice dams, and months of freeze-thaw cycles leave marks. A spring inspection finds any damage before summer rain has a chance to turn a small flashing crack into a ceiling stain.
Fall inspection: this is your before-winter check. You want to know your roof is sealed and your attic ventilation is working before the first freeze arrives.
Beyond the twice-a-year schedule, you should also schedule an inspection after any of these NJ storm events:
- A nor’easter with sustained winds over 50 mph, or any storm where you see shingle debris on the ground.
- A hailstorm. Hail damage on asphalt shingles often looks like nothing from the street but knocks granules loose and cracks the mat underneath.
- A winter with heavy ice dam formation. Ice dams force meltwater back under the shingles along the eaves.
- Any storm that drops a tree branch on the roof.
Age matters here too. A roof in the last few years of its life warrants annual inspections at minimum. The InterNACHI Life Expectancy Chart puts a standard 3-tab asphalt roof at 20 years and an architectural asphalt roof at about 30, and the same source notes that severe weather shortens those figures. What does a professional roof inspection actually check?
Most of a shingle roof is hidden. The flashing, underlayment, and fasteners are all concealed once the roof is finished (ASHI). That’s why a proper inspection goes beyond a visual scan of the shingles from the ground. A trained inspector evaluates the whole system.
Here’s what a thorough inspection covers:
- Roof decking (the sheathing). The decking is the wood panel layer that your shingles are fastened to. A good inspector checks for soft or spongy areas, signs of rot, and any sagging that points to structural weakness underneath. Compromised decking usually means the roof covering has been leaking for a while already.
- Flashing. Flashing is the metal that seals the joints where the roof meets a wall, chimney, skylight, or changes direction. Per the InterNACHI Standards of Practice, inspectors must evaluate all flashings at “vents, skylights, chimneys, and other roof penetrations” (InterNACHI SOP). Flashing failures are one of the most common sources of leaks because water always finds the edge.
- Underlayment. Underlayment is the water-resistant layer between the shingles and the decking. It comes in three main forms: asphalt-saturated felt, rubberized asphalt, and non-bitumen synthetic. An inspector checks whether it’s intact, especially in the valleys, where water volume is highest. On older NJ homes, degraded felt underlayment is common and often invisible until it fails.
- Ventilation. Attic ventilation is not a comfort feature. It keeps the roof deck cool and dry. Inadequate ventilation lets moisture build up in the attic, which rots decking and insulation from below, and in winter it contributes to ice dam formation. An inspector evaluates soffit vents, ridge vents, gable vents, and any powered fans for adequate airflow (InterNACHI, Mastering Roof Inspections).
- Valleys. A valley is where two roof planes meet and form a channel that carries a high volume of water. Valleys get open or closed flashing treatment depending on how the roof was built. An inspector checks that the valley flashing is intact, not corroded, and not obstructed by debris. According to InterNACHI, debris in the valleys can cause water to wick under the shingles and damage the roof from below (InterNACHI).
- Penetrations. Every pipe, vent, chimney, and skylight that pokes through the roof is a potential leak point. Inspectors check the flashing and seals around all penetrations, including pipe boots (the rubber collar around a plumbing vent), vent caps, and any mechanical attachments. Most localized leaks trace back here.
- Shingles and granule coverage. Inspectors check for curling, cracking, missing shingles, and granule loss. Granules protect the asphalt mat from UV damage. Heavy granule loss in the gutters or bare patches on the shingles signal a roof that’s aging out.
- Gutters and drainage. Clogged gutters back water up under the lower edge of the roof. An inspector checks that gutters are clear, properly sloped, and securely attached.
What can homeowners safely check from the ground?

You don’t need to climb on your roof. In fact, you shouldn’t, especially after a storm when surfaces are wet or ice is present. A steep, wet roof is dangerous, and a visual check from ground level will catch the signs that matter most anyway.
Here’s what you can check safely from the ground or from inside the attic:
- From outside: Use binoculars if you have them. Look for missing shingles, shingles that are visibly lifted or curled at the edges, and any areas where granules are stripped (those spots look lighter in color). Check the gutters for a thick layer of granules. Look at the roofline from the end of your driveway: a dip, sag, or uneven line is a red flag.
- After a storm: Walk the perimeter and check the ground for shingle pieces, pieces of flashing, or granule deposits in the garden beds. If you find shingle debris but no visible damage from the street, get a pro up there soon.
- From inside the attic: On a sunny day, turn off the attic light and look for any daylight coming through the boards. Check insulation for damp spots or discoloration. A musty smell in the attic often means moisture has been getting in long enough to grow mold.
- Interior ceilings: Water stains on ceilings near exterior walls, peeling paint around ceiling edges, or soft drywall near the top of a wall are all signs that something is getting in at the eaves. In NJ, this is often ice dam damage from the previous winter.
Anything you find from the ground that looks off is a reason to call a roofer. Don’t wait for the next rainstorm to confirm your suspicion.
What should an inspection report tell you?
A professional inspection should leave you with a written report that does more than say “roof looks okay.” Here’s what a good report covers:
- Condition of each major component. Shingles, flashing, valleys, penetrations, gutters, and attic/ventilation. Each one should have a clear status: good, fair, or needs attention.
- Specific deficiencies. Not “some flashing issues” but “step flashing at the north chimney is corroded and pulling away from the counter-flashing.” Specific problems let you make specific decisions about repairs.
- Age assessment. If the roofer can estimate the remaining service life, that’s valuable. A roof with two or three years left changes how you think about any repair recommendation.
- Repair vs. monitor vs. replace guidance. A good inspector tells you which problems need to be fixed now, which ones can be watched, and whether the overall roof is approaching end of life. - Photos. Any report worth keeping has photos of each deficiency. You need to be able to show those to a second contractor, an insurance adjuster, or a buyer if you ever sell.
If a contractor walks your roof for ten minutes and hands you a one-paragraph quote with no component detail, that’s not an inspection. That’s a sales call.
